If you've lived in Tacoma for a few years, you've probably noticed that drain problems tend to get worse in October and don't let up until March. That's not a coincidence.
Saturated soil. Tacoma's annual rainfall (around 37–38 inches, most of it October through April) saturates the ground around buried sewer pipes. In older neighborhoods — South Tacoma, Hilltop, Proctor, Stadium District, the North End — much of the underground infrastructure is pre-1960 clay tile. Clay tile joints can separate slightly as the ground shifts with moisture cycles. When they do, root infiltration accelerates and ground water can enter the pipe (a problem called inflow and infiltration, or I&I), reducing effective flow capacity right when demand is highest.
Root growth peaks in fall and winter. Big Leaf Maple — Tacoma's most common large tree — sends its roots toward any moisture source during the wet season. Clay tile joints and older cast iron pipe corrosion points are exactly the kind of entry points roots exploit. A line that had a partial root intrusion in August can become a full blockage by November as roots swell with seasonal water uptake.
